Professionally designed en-suite rooms are available in a fully renovated former doctors’ surgery in the Mount Wise area of St Austell. A stone’s throw away from the 24-hour ASDA supermarket, this property enjoys a central location that provides easy access to the main transport links and local amenities.

Each room includes a 40-inch Smart TV, double bed, brand new mattress, chest of draws, desk and chair, double wardrobe, bedside table, small fridge, plus private en-suite with toilet, shower and wash basin.

The newly fitted kitchen is complete with modern appliances including built-in microwaves, ovens, hobs and dishwasher. There’s a great space for preparing meals, lots of seating and a comfortable space for socialising.

The courtyard is a great space for drying your laundry, while the picnic benches provide a great space to sit outside and enjoy the sunshine. Undercover bike storage comes as standard.

Shared areas are cleaned once a week, and the fire alarm is tested to ensure your home is kept safe and to the best possible standards.

Rooms are available for singles and couples. We also welcome corporate inquires.

As a comfortable living space for professionals, we are unable to accept housing benefit, pets or children in our property.

We use a professional referencing company for all of our tenants and utilise new technology to allow people to do the application process online. There is always a person at the end of the phone as well who will be happy to help in any way to make the process as quick and easy as possible. It’s easy to apply and are always here to offer a helping hand if people need help.

Credit Scoring

Must reach 550 (Equifax).

Affordability

2.5 times yearly rent for applicant or 3.0 time for a guarantor.

Rental History

If the applicant is currently living in rented property a satisfactory landlord reference must be obtained.

Employed

Employment must be permanent and ongoing and for at least the duration of the tenancy. Zero hours contracts or temporary contracts are not acceptable.

Only basic salary will be taken into consideration. If commission needs to be looked at the applicant must provide 12 month’s payslips and an average will be calculated.

Employment reference must be given in writing on headed paper or company email (so for example a reference from a @hotmail.co.uk address will not be valid). A verbal reference maybe accepted provided it is from a registered phone number for the business.

Self Employed

Must provide a minimum of 3 consecutive months’ personal bank statements in full (not edited or just cover pages and not business accounts). Income will be assessed based on an average of what has been paid in over those three months. If there is an accountant, a reference from the accountant will also be obtained. If the applicant completes a yearly self-assessment return to HMRC, the last two years assessments may also be requested.
